However, given the scale (12 acres) and potential of the layout, we feel even ₹9000–₹9200 per sq. ft. would be justified — and we’d still recommend it.

  • ACE Verde launched ~6 months earlier than Gaur 22D

  • But Verde’s possession will likely come a year earlier, given:

    • Smaller 8-acre land

    • Fewer towers

    • Shorter tower heights

But here’s the twist — delayed possession is actually better on Yamuna Expressway. The livability and infrastructure will only improve with time. So, Gaur’s delayed possession = more time + better payment flexibility = win-win!

  • Gaur is expected at around ₹9000 – about 13% cheaper

If Verde had launched at this price, we would’ve backed it too. But at ₹10,300, a lot of the profit potential is already baked into the price.

We truly respect the ACE brand. Their recent projects have performed well, and loyal investors have followed them to Yamuna Expressway.

But let’s be real: if you’re selling ACE Terra at ₹11,500 and Verde at ₹10,300, shouldn’t ACE Parkway in Sector 150 at ₹12,500 have been a better investment?

Ultimately, Gaur Yamuna City is a strategic investment for the future.
