ACE Terra

ACE Terra is an under construction luxury residential project by ACE Group at Plot No. P-05 and P-06, TS-02/A, Sector 22D, YEIDA, on the Yamuna Expressway. Marketed under the theme of 24 Karat Living, it spans roughly 11 acres with 12 towers rising to 25 storeys and about 1,166 apartments, of which the developer positions around 80 per cent of the site as open green space.

The project offers 3 and 4 BHK homes with spacious decks. The design language leans on a golden palette inspired by sunsets, recessed lighting, landscaped water features and cabanas, with a designer entrance lobby and a grand project entrance.

Club Spade anchors the lifestyle offer. It includes a multi cuisine restaurant, a banquet area and lawn, a bakery and cafe, a library, a unisex salon, luxury seating lounges and a cards room, along with a gym and yoga centre, pool and billiards, a squash court and a semi covered badminton court. Outdoors there is a swimming pool with water features, a basketball court, a dedicated senior citizens park, a kids play area, a jogging track and nature trails through the gardens.

Internally, living, dining and bedrooms are finished in vitrified tiles with putty or oil bound distemper on walls and ceilings. Bathrooms use anti skid tiles with wall tiling to seven feet and a gypsum grid false ceiling. The kitchen has a granite counter slab with a stainless steel sink, a two foot dado above the counter and a gypsum grid false ceiling. External doors are UPVC framed with clear toughened glass, internal doors are wood framed flush doors, and balconies use anti skid tiles with MS railings and weatherproof external paint.

On location, the Yamuna Expressway corridor is the strongest infrastructure story in the region. Noida International Airport at Jewar is roughly 21 km, about 37 minutes, and is planned to grow from two runways to six across 7,200 acres. The Buddh International Circuit, India’s first major racing track at 5.14 km with 16 corners, is about 8.1 km, roughly 12 minutes. The proposed Film City in Sector 21 sits on a 1,000 acre parcel, and an Olympic Park is planned in Sector 22 across 1,100 acres with 29 sporting arenas. The DND Flyway is about 45 minutes, Galgotias University 15 minutes, Noida International University 14 minutes and Gautam Buddha University 19 minutes.

The project land was allotted by the Yamuna Expressway Industrial Development Authority and the project is developed by Ajay Realcon India LLP, a body corporate of ACE Group. It is registered with UP RERA under UPRERAPRJ683816.
