The brochure places ACE Verde a walk away from the Buddh International Circuit, 14 minutes from Galgotias University, 15 minutes from Gautam Buddha University, 10 minutes from Noida International University, 30 minutes from Noida International Airport at Jewar, roughly 24 km away, and 40 minutes from the DND Flyway. ACE Verde Sector 22A Yamuna Expressway — Property Saraansh Review
Saraansh Verdict: ACE is a good developer, expect timely delivery, premium construction and beautiful landscaping. But I will be straight rather than diplomatic: at an all-inclusive rate of roughly ₹10,300 per sq.ft, a high-rise apartment on the Yamuna Expressway is expensive for a pure investment, and I would expect resale to liquidate at a fairly mediocre ROI. The surrounding Sector 22A/22D belt is about to see a flood of high-rise supply, Arihant, Gaur, VVIP, County, Homekraft, Purvanchal, and an investor’s flat ultimately needs an end-user buyer, yet the Yamuna Expressway only becomes properly livable in another 6 to 7 years. Schemes like 40% exit, one-year exit or first-transfer-free sound attractive but can leave you paying EMIs while you wait. If you still buy, go in knowing you may have to take possession, pay a couple of years of maintenance from your own pocket, and perhaps exit around ₹13,000/sq.ft by 2031 to 32, and add about 11% for registry and transfer charges before you calculate net profit. There is also a real density concern: ACE Verde and the ACE Nest studios share the same 8 acres without segregation, roughly 1,457 families and about 182 units per acre, so despite ACE’s quality, this is not truly “luxury”, and on paper nearby Purvanchal and Eldeco look better even for end-use.
