ATS Picturesque Reprieves Sector 152 Noida

Saraansh Verdict: ATS Picturesque Reprieves was my second self-use pick on the Noida Expressway, and I think it's almost rightly priced in today's market. It's in Sector 152, right on the face of the Expressway and about 3 km closer to Delhi than Luxuriya. The frontage is long and prominent, and the Kingshood Drive commercial planned in front will become the sector's hotspot whenever it's delivered.

The first plus is the open view you get for the rest of your life, beyond the society's own large open area, the other side faces farming land and the Yamuna river, which will always stay that way, so there's no chance of any concrete structure blocking it. The second plus is the carpet area, all the layouts are efficient, but the 1,850 unit offers about 67% carpet, which is unimaginable in today's new launches, ATS has always been known for the best layouts in the business. The third plus is small but real: a petrol pump just 80 metres from the society, which anyone in Noida who's had to drive 15 to 18 minutes just to find a pump will appreciate.

Now the cautions. The real one is the ATS brand baggage, their HDFC Capital and Homekraft projects are standing tall and trading at a premium, but their flagship projects have been crawling. To their credit, Mr. Anand hasn't run away and is keeping construction going. So I wouldn't tell you to buy ATS without any apprehension, but you can confidently buy a Phase 1 unit here because it is ready to move, the bank is lending, and at around 13k with ATS in revival mode, I don't think you'll ever get an ATS-built apartment bang on the Expressway at this price again. The second minus is that both 3 BHK units lack a common or powder washroom, every washroom sits inside a bedroom, so guests have to enter your bedroom to use one. The third is the dust around you for a while, Phase 2 is under construction, Phases 3 and 4 are yet to develop, and an ACE project is coming on the adjacent land, so expect some churn over the next 5 years.

Bottom line: for self-use, the ready-to-move Phase 1 at about 13k is a genuinely good buy with an unobstructed view, just weigh the ATS track record and the surrounding construction before you decide.
