Eldeco La Vida Bella

Eldeco La Vida Bella is in Sector 12, Greater Noida (West), Gautam Budh Nagar, Uttar Pradesh, on a corner plot taking access from the 130-metre Noida-Greater Noida Link Road, with a 24-metre wide internal road inside the development.

The project is registered with UP RERA under UPRERAPRJ136219/04/2024. The layout plan was approved by the Greater Noida Industrial Development Authority vide SM-22-AUG-2023:19040 dated 17 January 2024. Details can be verified at www.up-rera.in.

Five. The promoter brochure describes three Bellissimo towers holding the 3 BR residences and two Magnifico towers holding the 4 BR residences. Some listing portals describe the project as three towers; the brochure, which is the promoter document carrying the company CIN, says five.

The brochure describes 3 BR and 4 BR premium residences only. Portal listings that show 2 BHK units for this project do not match the developer brochure, so treat those with caution.

The promoter states 14,998 sq m in the brochure disclaimer, which works out to about 3.71 acres. Listing portals variously quote 4.00 acres and 4.3 acres. We use the promoter figure because it appears in the legal disclaimer alongside the company CIN and the GNIDA layout approval number.

Listing portals report possession commencing January 2029. Eldeco does not state a possession date in the brochure. Ask for the RERA completion date in writing and verify it against UPRERAPRJ136219/04/2024 at www.up-rera.in before you commit.

Eldeco has not published a price list or per sq ft rate. Listing portals quote a range of roughly ₹3.58 Cr to ₹4.29 Cr. Please ask us for the current official price sheet rather than relying on portal figures.

Floor-to-floor height is reported at 11 ft with a 10.5 ft clear height, which is generous for Greater Noida West. The specification includes a digital lock on the main door with PU finish, marble or stone flooring in the living, dining and kitchen, AC4 laminated wooden flooring in bedrooms, plastic emulsion over gypsum plaster on walls, and a composite stone kitchen counter with integrated hob and chimney.

The clubhouse carries a rooftop swimming pool, gym, aerobics studio, squash court, billiards, table tennis, party hall and pickleball. Outside there is a yoga and meditation zone, cricket pitch, badminton court, multipurpose court, amphitheatre, kids play area and multi-tier security. Every tower is entered through a double-height air-conditioned lobby.
