Purvanchal SunBliss Sector 22D Yamuna Expressway

Saraansh Verdict: With the market now stable, this is the right time to play safe and Purvanchal SunBliss (YXP) is a project I'd back for exactly that reason. As a trader, entering a solid B-category builder's project at the right price point is far safer than paying a premium to get into an A-category name, and that opportunity rarely comes along. Here it does. Purvanchal, to me, stands for honesty and simplicity. They've delivered their past projects ahead of time and better than promised, and, most importantly, they maintain their societies beautifully; their buildings stay forever young, which is why their projects consistently trade at the best ROI in their sector. On location: the project sits on the Yamuna Expressway in Sector 22D. It's a clean, squarish, two-side-open 10.5-acre corner plot with 10 towers on a podium, just past Jaypee Sports City. The right end-user is the Noida, South Delhi and Gurgaon working gentry who got priced out of the Noida Expressway, corporate sectors are 35 mins and South Delhi 50 mins away, and once IGI, Jewar airport connectivity matures, this corridor will do wonders. On pricing, this is where it gets interesting. ACE Terra is quoting ₹10,500 and Orion ₹8,000 pre-launch, while Purvanchal's launch price is ₹9,500, still competitive. And EOI holders were given a ₹2,000/sq.ft pre-launch benefit, i.e. an effective entry around ₹7,500. Entering at ₹7,500 is a genuinely great deal, on a 1,700 sq.ft unit, over about 3 years you'd pay in roughly ₹65 lakh as the project takes shape, and I'd expect it to trade near ₹10,000/sq.ft by then. A ₹42.5 lakh gain on ₹65 lakh in 3 years looks like a cakewalk to me if ACE Terra is ₹10,500 today, an equally good Purvanchal won't sell at ₹10,000 three years later? The EOI window drew 2.5x the assigned quota and is paused, so my honest advice: react faster on genuine pre-launch opportunities EOI is not a sales process, it only shows interest and gets you a seat at the table. One clear caution avoid the Studios. The 700 sq.ft, ₹70 lakh studios are a rental-income product, not an end-use one, and Noida Expressway ready studios fetch about ₹30k rent today. Expecting higher rentals on the less-developed Yamuna Expressway is unreal; you'd only exit a ₹70 lakh studio at ₹1 crore if the next buyer sees ₹50k rent potential, which is very hard. So skip the studios. Bottom line: for the residential units, get in early. Under-construction projects are now the safe play, and at the right price with a builder like Purvanchal, SunBliss (YXP) is one I'd back.
