Saraansh Verdict: The Prestige City is Prestige's landmark North-India debut, and after visiting their Bengaluru projects we came away genuinely impressed. The pull here is fourfold: a 40-year, approx. 300-project developer known for delivering ahead of schedule; a bang-on-NH24 Siddharth Vihar location connected to Delhi, Noida, Meerut and Ghaziabad from all four sides; a true 62.5-acre township, roughly 65 units per acre, about 4,000 homes, three clubhouses and a Forum Mall, rather than a 3-acre 'society' dressed up as a township; and a genuinely broad spread of 2, 3, 4 and 5 BHK homes that, refreshingly, includes sensibly-sized 2 BHKs. On price, even an all-in near ₹11,500 to 12,000/sq.ft compares well on a like-for-like township basis with smaller nearby launches once their overheads are added. One clear caution for investors: this is not a quick flip. Prestige is cash-rich and sells to end-users, so plan to stay invested about 1.5 to 2 years and keep appreciation expectations realistic at roughly 20 to 25% per annum (think ₹1 Cr becoming about ₹1.5 Cr in two years). Buy it for what it is, a well-planned, brand-backed community, not an easy-money trade.
